Roof Repair Maintenance - Tips And Tricks

When you find a water stain on your ceiling or wake up to the sound of a “drip, drip, drip,” any homeowners are left disheartened, frustrated, and worried that they’d need to replace their entire roof, costing them thousands of dollars out of pocket.

That said, if the problem is bad enough, most roofing contractors will recommend replacing your entire roofing system.

But not all roof problems will require the entire system to be replaced.

Let’s look at a few tips and tricks for maintaining and repair minor roofing issues without hiring roofing contractors.

Finding Leaks

Ask roofing contractors anywhere, and they’ll tell you that there are many reasons you might have a leaky roof. The leak could be from old or weather-worn shingles, damaged or missing flashing, punctures from tree branches or falling debris, and more.

Therefore, the first step to repairing a leak is to find out where it’s coming from.

The easiest way to find where your leak is coming from is to look for water stains, black marks, or signs of mold.

If you’re able to get into the attic, this will be the easiest way to look for these signs. But if not, you’ll need to get up on your roof to look for signs of damage.

Keep in mind that it’s rare to find leaks coming from wide-open, uninterrupted shingle sections unless the contractor who installed it did an inferior job.

So rather than wasting time inspecting the entire roof, start by checking areas near penetrations, such as plumbing, vents, or chimneys, as well as near the peaks of your roof, which is where two or more respective sides meet.

One simple trick to find out where your leak is coming from is to find a helper to go up on the roof with a garden hose and hose down the areas where you suspect the leak might be.

Generally, it’s best to start low, near the gutters and eaves, and then gradually work your way up towards the peak.

If you find any small gaps or punctures, you can try using a sealant or a can of roofing tar to block the holes and stop the leak.

However, if you find any significant damages, hiring roofing contractors will be the best course of action.

Damaged Flashing

Like shingles, flashing is a material used to help protect certain areas of your roof from leaks and water damage.

Flashing is generally used to protect creases and openings, such as between a chimney and the roof or plumbing vents that project through the roof.

If your flashing is loose, cracked, worn, or missing, these areas are likely to leak.

The only way to repair damaged flashing is to remove and replace it.

Fortunately, replacing flashing is relatively cheap and inexpensive and works wonders for prolonging the lifespan of your roof.

Note that some surrounding roofing material may need to be lifted or removed to complete this simple repair.

Missing Shingles

During high winds and heavy thunderstorms, it’s not uncommon for a few shingles to fly away, especially on homes with older roofs. Other times, shingles can simply be worn away or loosened by animal activity, such as squirrels and raccoons.

Fortunately, replacing missing shingles is another simple and relatively inexpensive repair job.

However, if you have an older roof, it can sometimes be hard to find matching singles.

Regardless, to replace missing shingles, you’ll likely need to lift or remove a few of the shingles surrounding the area in question. Just be careful that you don’t rip or damage any surrounding material in the process, or else your repair job might end up costing you more time and money than you’d thought!

Roofing contractors can often make roof repairs more straightforward and more cost-efficient.

They can quickly help you find leaks, replacement flashing or matching shingles for your project with their expertise.

Roof Repair Costs And Estimates

Whether you’re a homeowner or a business owner worried about the state of your roof, the first question on your mind is often how much roof repairs are going to cost.

Unfortunately, there’s no clear-cut answer on how much roofing services and repairs cost. And many factors can influence the cost of a repair project, such as the size of the roof, the type of shingles or roofing system used, and the extent of the damage.

A minor repair project, such as fixing a leak or replacing missing flashing, tends to be much less expensive.

These minor repairs will usually only cost a few hundred dollars.

However, major services, such as replacing an entire roof, or repairing a large hole made from a falling tree branch, often cost anywhere between $1,000 to $5,000.

That said, the best way to find out how much your roofing project will cost is to contact a friendly, professional roofing contractor near you.
